Waimea Rd Apartments
Transforming a forgotten about fish n chippy into modern apartments.
Location: Nelson South, Nelson (New Zealand)
Completed: January, 2025
Highlights: Technical building use change from commercial to residential, adherence to challenging fire safety standards, challenging site constraints.
Once a well known fish and chip shop on the corner, this familiar two-storey building has now been thoughtfully transformed into two high-quality, light-filled two-bedroom apartments. While the exterior silhouette remains a recognisable part of the neighbourhood, the spaces within have been carefully re-crafted to offer comfort, durability, and a sense of home.
The redevelopment has drawn positive attention from the public, subtly lifting the profile of this prominent corner. Through a refined and considered approach—one that respects the building’s past while guiding it into its next chapter—the project has become a small but meaningful contribution to the ongoing renewal of Nelson’s inner city.
This work is a reminder of the value in reinvesting in our existing urban fabric. By strengthening the building to current seismic standards and pairing its solid masonry exterior with modern double glazing, the structure is now equipped to stand strong for decades to come. It’s a modest, practical example of how older buildings can be revitalised with care, craftsmanship, and a view toward Nelson’s future.
“It was a real mix of challenge and enjoyment being part of the team that turned this old, tired fish and chip shop into two tidy new apartments. I still get a kick out of driving past and seeing people living in them now.”
